WHAT MAKES YOU HAPPY OR UNHAPPY ABOUT AN APARTMENT?

The rent may be the first thing that comes to mind.

But many other factors go into what makes you feel good about an apartment, and it's helpful to write them down. Then, when you contact me, or another Sovereign agent who asks you what makes you happy or unhappy about an apartment, you will have given it some thought. Make a list of "must-haves" (a view? a dishwasher?), along with a list of "nice to haves" (a stacked washer & dryer?), and a list called "can live without," in case you see a beautiful apartment that has many great features. Still, you may have to compromise a little on your ideal—e.g., no elevator but a view of the Hudson River and the New Jersey Palisades.

Do you need a top-floor apartment? Can't live without southern light for your plants? Don't care so much about a bright apartment because you work at night and sleep during the day? Do you have a California king-size bed? These are some things to let your broker know about upfront, along with what kind of pet(s) you have or if you're a musician who practices at home, to help her hone in on the best listings for you to see.
