Renting in NYC: Focus on Morningside Heights

Morningside Heights is an area that is generally considered to include the areas south of 125th Street, west of Amsterdam Ave., north of 110th Street and extends west to the Hudson River. 

Columbia University, the Manhattan School of Music, Barnard College, Bank Street College of Education and Teachers College are amongst the educational institutions within the Morningside Heights neighborhood.

The New York City Landmarks Preservation Commission recently created the Morningside Heights Historic District, which includes 115 residential and institutional properties. This designation allows for the preservation of properties, most of which were built between 1900 and 1910 and will allow the area to retain is charm and historic relevance.

Housing

With the number of educational institutions that attract many international students, apartments in the area are in demand. It is important to take into consideration several factors when choosing an apartment.

1.       Budget – New York is an expensive place to live. Be realistic with your budget and plan to increase your initial estimates, to be safe. Consider if you would like a roommate to assist with bills and also to provide companionship.

2.       Amenities - Considerations when selecting an apartment include what are the most important amenities that will contribute to a positive living environment. Do you need lots of light? Privacy?  Dishwasher? Your real estate agent can help you identify the most important factors for your new home.  

3.       Location – Many colleges and universities are within walking distance, but while living in NYC, you will most likely rely upon public transportation. Take time to learn the subway and bus schedules and purchase a Metro card for easy access and to take advantage of discounts.

4.       Things to do – There are plenty of cultural, historic, and fun things to do in the neighborhood. Riverside and Central Park are short walks and of course there is Morningside Park, with its seasonal Down to Earth Farmers Market.
